Planning: Zone UA, at the heart of the village

The plot — house, garden and registered plot — lies in planning Zone UA of the Sainte-Foy-de-Peyrolières local development plan (the PLU, revised in December 2022). The PLU is the municipal zoning document that sets what may be built and for what use. Zone UA covers the old village centre: the heart of the village, where housing is densest and the permitted uses are broadest.

Rules that favour a project

Ground coverage

Unrestricted in Zone UA: the plan sets no limit on built ground area.

Height

Up to 7 m at the wall plate (or parapet) for a new building; the height of an existing building may be kept when renovating or extending.

Permitted uses

Housing, but also craft workshops and retail, restaurants, hotel and tourist accommodation (subject to conditions) — genuine scope for a business (gîte, bed & breakfast…).

Position: buildings sit on the street alignment or set back from it. Within the first 10 metres from the alignment, they may be built up to both side boundaries (party walls) or up to at least one, with a 3 m setback from the other. Beyond that, on the boundary (cumulative length ≤ 10 m) or with a 3 m setback; outbuildings under 3.50 m high are exempt from this setback rule.

Roof: at least two pitches, a slope of 30 to 35 %, canal tiles or similar in appearance (outbuildings may use other materials and pitches). At least 20 % of the plot must remain unbuilt open ground, and parking must be provided off the public road.
