The “≥ 1.80 m” area is the part where you can stand upright (the threshold used by French floor-area law). The footprint is ~210 m² floor area, including 121 m² over 1.80 m. A realistic conversion would therefore cover 120 to 140 m² of living space, the remainder usable as low storage under the slope.
