A house that can earn its keep

Seven bedrooms, four shower rooms with WC, two kitchens, two independent staircases, and local planning rules that permit tourist accommodation. This house is not only a large family home: it is a working asset.

What the planning rules say

The plot lies in Zone UA of the Sainte-Foy-de-Peyrolières local plan (revised December 2022), which covers the old village centre. The permitted uses are broad: housing, but also craft workshops, retail, restaurants and hotel or tourist accommodation (subject to conditions). Ground coverage is not restricted in this zone. See the planning rules in detail and download the regulations.

For any project you should request a planning certificate from the town hall; only the official text is binding.

Two possible scenarios

Bed & breakfast

The ground floor and its kitchen for the private quarters and the shared rooms — living room and dining room with fireplaces, a 60 m² terrace onto the south-east facing garden. The first floor, served by its own staircase, for the guest bedrooms.

The village has every service within walking distance, the airport of Toulouse-Blagnac airport is 35 minutes away, Samatan and its foie gras market are 18 km away, and Téoula golf course is 20 minutes away.

Two independent dwellings

The layout lends itself naturally to it: a kitchen on each floor, shower rooms spread across both levels, two staircases. You live in one and let the other — year-round or seasonally.

The arrangement also suits blended or multi-generational families, each with their own independence under one roof.

And the attic

The attic offer 210 m² (2,260 sq ft) of floor area, including 121 m² with more than 1.80 m of headroom — measured with a laser rangefinder, with a cross-section and 3D view available on the Level 2 page. Enough to consider, in time, 120 to 140 m² of additional living space, the remainder usable as storage under the slope.

There is also, at the end of the garden, a registered plot matching a former barn of over 100 m², now gone but still on the land registry. See the building plot potential.
